PLANS for an additional 75 homes near a Wellington business park just off the M5 have been made public.

Little Jurston Farm lies on the A38 West Buckland Road, sandwiched between the Westpark 26 business park and the Jurston Fields development of 650 homes, which are being delivered by C. G. Fry.

West of England Developments (Taunton) Ltd. has published proposal which would see 75 new home built on the site, with a new access road and extension of existing walking and cycling links.

A formal planning application is expected to be submitted to Somerset Council by the summer.

The site is identified within the Wellington Place Plan (which was formally adopted in April 2023) for potential residential development, with the land to the west being protected as a green wedge between Westpark 26 and Jurston Fields.

Of the 75 homes proposed for the site, 19 will be affordable – meeting the council’s target of 25 per cent affordable homes within any new development of ten homes or more within the former Taunton Deane area.

A children’s play area will be provided at the southernmost corner of the site, with the northernmost corridor being the site of an attenuation pond to reduce the risk of localised flooding.

A spokesman for Polden Planning (representing the Taunton-based developer) said: “We understand that there is already pressure in and around Wellington for new houses, and that this will only continue to grow now that the council’s supply of housing land does not meet national targets set by central government.

“We are lucky to work with local developer West of England Developments, a key player in the delivery of new infrastructure to deliver the planned Wellington railway station.

“Together, we believe that this site is a logical and appropriately sized extension for growth, on the right side of Wellington where there is excellent access to the M5 without putting more traffic through the town itself, and all the right facilities at Westpark and, in time, Jurston Fields to support new home-owners in Wellington.”

The developer – under its associated title Cherwyn Developments – will shortly begin delivery of the access road which will link the railway station site to Nynehead Road, extending the existing access near the Lidl supermarket and potentially remodelling the current junction.

This spine road (and associated walking and cycling links) will be in place before any of the 200 new homes planned for the site are constructed and occupied – with the government expected to announce the fate of the new station in late-June at the end of its spending review.

Wellington’s southern edge is expected to see significant housing growth in the coming years, with two planned estates of 250 homes each at the earliest stages of development – one on Nowers Lane (put forward by Persimmon Homes South West) and one off the A38 Oldway Road (proposed by Wellington LVA).

A further 315 homes and a convenience store are expected to be delivered in the near-future on Exeter Road in Rockwell Green.
